AGENT FEE for RENEWAL HOUSE RENTAL CONTRACT

Hello Kabayan's,

Tanong ko lang kung kelangan ba lagi magbayad ng agent fee kahit renew ng contract ng house rental. Yung agent kasi namin every renewal humihingi ng agent fee which is 75% ng rental.

  • @vintage20 , case to case basis tlaga yan. Nakasanayan na kasi naten magbayad ng agents fee, but by right, it should be charged dun sa landlord. I talked to our house agent last time, sabi nya since ang client nya is ung owner, hes charging the owner. If tayo (means the tenant) approach an agent for them to look a house para sa atin, then we have to pay them. In your case, high chance na nagdo-double charge sya ng fee, senyo and for sure dun sa owner. Since naging practice nyo na magbigay sa kanya, mahirap na ma break yung trend na yun. Malinaw yung sinabi nya, if you found ur house sa advertisement, you should not be charged Agents fee, upfront pa lang dpat ask nyo na if merong agents fee and decline kung meron. And remember, pag nagkasingilan ng mga deposits and advance nyo na 2 months, most likely ung agent is nka side sa owner, since owner ksi tlga ang nagbabayad sa kanila every renewal.   • @RDG got your point. Sa case namin bale 2 yung agents. Agent no. 1 is yung naghanap ng bahay namin, Agent no. 2 is yung agent ng Landlord. Ang nagchacharge samen nong agent fee every renewal ay yung Agent no. 1. Hindi ko alam kung naghahati ba sila ni Agent no. 2 or siguro kay Agent no. 1 lang yung agnet fee from us (tenant) at si Agent no. 2 is kay landlord humihingi ng agent fee kaya siguro nadodoble nga.
  • @vintage20 , if thats the case , yes agent 1 is eligible for the agent fee every renewal. Agent 2 will get his fee from the owner. There is no work around here, but to pay them or look for a new house na nasa avdertisement. Then, you will not have an obligation every time ur contract ends. if ur paying 75% for 2-yr contract, pwede na din. mas mura, kesa normal is full month fee for 2-yr contract.
  • @RDG thanks for your explanation. Atleast now alam ko na dapat lang din pala magbayad. Sana nga ang kakausapin na lng namin is yung agent ni landlord, para wala na agent fee kaso nga lang magkaibigan sila ni agent 1, sigurado sasabihin nya yun at magagalit for sure si agent 1. By the way 1.5 years yung contract kaya 75%. Salamat ulit kabayan!

    hanap na lang kayo ng malilipatan, if applicable. maraming posts sa PROPERTYGURU and sa ngayon, walang agent fee ang tenant since direct kang makikipag-transact sa agent ng owner

    @RDG @vintage20 as long as wala kayong agreement with Agent No 1 na magbabayad kayo ng agent fee for renewal pwede nyo syang sabihan na hindi na kayo magbabayad. usually walang kaso sa mga agent yun, ask him/her na ibigay senyo ang details ng Agent No 2 para sa kanya na kayo makikipag-usap regarding sa lease/issues sa bahay nyo

  • Dating panahon uso yang ahente sa magkabilang parties. mga 10-15 yrs back sobrang namamayag pag ang propertyguru at iproperty dito sa sg, pero ngayon kasi marami ka na makikita sa mga websites at social media na nag paparenta n walang agent. malamang kasi nung unang panahon puro mga chinese ang mga may ari at d makapag salita or ayaw ng mayari ma abalasa trabaho at pinapaubaya na lang sa ahente mag asikaso ng mga papeles. try nyo po humanap ng ibang malilipatan kung pinapabayad pa kayo. totoo lang mga Pass holder ang mga rumerenta ng bahay dito sa SG. sa pahanon ngayon. puro reject ang ginagawa ng gobyerno, natural lang tamaan ang rentahan dito. so walang pass holder walang mahhahanap ng upa, meaning baba ang renta. :)
