  • @jarvz depende talaga din sa location ang price ng room mapa HDB or condo. i am currently staying sa solo condo room for 630 lang. sengkang area nga lang. malayo sa Central :p

    Kung may friend ka kasabay or kilala dito, mag roommate kayo mas mura. pero sana yung medyo magkakilala na kayo para kahit umutot ka okay lang haha

  • @jarvz - I dont base it lang kasi sa salary.

    Ito mga scenarios:

    #1 - SHARED ROOM ($350)
    - What is the possibility na hindi ka maiistorbo ng roommate mo?
    - What if your roommate works in shift, ex. uuwi ng 2am, natural magbubukas ng ilaw yun sa room.
    - For sure no privacy
    - Ilan kayo sa room 2? 3? 4? The more the merrier :smiley:
    - Are you a tidy person?
    - Mabango naman ba yung roommate mo?
    - Do you have valuable items to keep?
    - What if sa room kumakain yung roommate mo?
    - What are the house rules set to avoid issues?
    - Straight, BI, etc.. ba yun roommate mo?

    #2 - SOLO ROOM ($700)
    - 100% walang istorbo
    - 100% privacy
    - If takot ka sa multo then yun lang :smiley:

    Note: The context is only about Shared/Solo Rooms, hindi naka-factor yung usage ng common areas and toilets.

    But to answer the question is it worth to get solo room sa $3,500 na salary? I think Yes!

    Expenses:
    House - 700
    Food - 350
    Transportation - 200
    Others - 500 (entertainment, etc...)
    =========================
    Total - 1750

    Salary - Expenses
    3500 - 1750 = 1750 (Savings)

  • @jirbin okay narin yang 630 na solo room na condo. kahit malayo sa central sanay naman tayo dito sa pinas na traffic 2 to 3 hours byahe.hehehe
  • @thematrix mijo natatakot ako sa multo pag naisip ko kung meron naba nag suicide sa room na yan.hehehe
  • sa umpisa ganyan talaga ok lang gumastos ng medyo malaki.. pero once nandito kana at nagwowork bilang ofw, matutunan mo magtipid. Pero depende narin sa lifestyle na nasanayan mo.

  • @jarvz - take note na rin sa 1 mo adv, 1 mo dep and agent fee... so you have to be clear and read the contract, lets say if gusto mo ng umalis ilan months pwde mo ng ipasok yung deposit, kelan nafo-forfeit yung deposit...

    ex. 600 ang room
    so you will pay 1500 (1 mo. adv, 1 mo. dep and agent fee)... Alam ko usually hati kayo ng landlord sa agent fee for room rent.. but double check mo nalang... hindi ko sure sa mga room rent... pero kapag whole flat kinuha mo only you have to pay the 1mo agent fee.

  • @jarvz yes, 1 hour bus ride to my work, or 30-40mins train + bus. pero i prefer riding the bus kasi pwede ka matulog.hehe.

    actually not bad talaga ang 630 lalo na for a condo solo room.

    Ingat nalang po sir sa mga nagpaparent ng room, mapa kahit anung lahi, mapa pinoy po. nag oovercharge sila (main tenant) yung tipong halos wala na sila binabayadan kasi sobra sobra singil.

  • @jarvz mapakita yung contract nung owner to main tenant. though kung wiliing ka naman mag bayad at gustong gusto mo yung place, why not.

  • @jarvz - you can only know if papakita nila yung contract. I would suggest focus on something that you have control and whats matter most...
  • @jarvz if me duda ka, humanap ka iba. Main tenant ay hindi oblige ipakita contract sayo unless kasama pangalan mo sa contract. Normally MT + Owner's name lang ang nandun. Maski direct owner hindi ppakita yan, edi lalo na kung sublet. Kung ayaw mo magoyo, humanap ka iba na ilalagay name mo sa own room na rerentahan mo. Meron din yan. Last time inupahan nmn 1 common br, me srli kaming contract andun talaga names namin
  • Saka muna isipin yan contract na yan, ang mahalaga makahanap ng work, at ung titirhan mo dapat iadd nila ung name mo sa HDB list. wag mo muna isipin ung overcharge. Kung ikaw ay willing magbayad ng agent fee (which is ayaw ng iba) kung willing ka maghanap ng kapalit mo pag aalis ka. kadalasan ganyan kapag equal ang hatian.

    Month Expenses:
    Rent - 450 all in | Utility Room with AC
    Food - 250 Hawker + Grocery
    Transportation - 50 MRT + Bus (occasionally)
    Total = 750

    Critical dyan ung Location, you might get a cheaper room pero malayo so add it to you budget + Effort you have to put up to get from point A to B.

    Here are the things that i consider:

    1. Budget
    2. Privacy
    3. Location | Convenience

    Goodluck po s mga kababayan n ppnta dito. Stay focused and dont ever get distracted. Tandaan nyo po, maraming scam dito n agency kuno. Wala po sa lahi yan pagdating s scammers. I suggest follow your instinct. Mind over matter, wag po padadala s mga pangako n wala nmang kasiguraduhan lalo n kng may perang involved. Tandaan kng agency lng din kababagsakan dito, mas mabuti pang s pinas n lng at least don kahit pano may habol.
