BDO HOME LOAN

nag-apply po ako ng home loan sa bdo, para sa financing ng balance sa condo. requirements sent by email lang. tapos nakareceive nako ng notice of approval. sa mga nakapagprocess na po ng ganito, ano po next step? ang alam ko pero di ako sure, need punta sa embassy para sa SPA? ano po dadalhin kong docs sa embassy? di na kasi sumasagot ung kausap ko sa bdo, siguro dhl holiday season.

  • @maya Hi Maya, yung house loan ko is thru PNB not BDO pero based sa experience ko after ko maka kuha ng notice of approval pumunta na ako ng embassy nten para sa SPA, after non sinendan na nila ako ng ibat iba pang documents like insurance etc.

  • @maya tama yan, now is the best time to invest in PH. I'm on my 9th condo unit since last year. Yung recent turnover ko is with UCPB (applies to most bank) and these is what I did so far:

    1. Choose a fixed term rate. I chose 1yr fixed term kasi BSP will lower interest rates for the next 3 yrs.
    2. Choose max term of 20 yrs. (for rental investment) or lower (for own use).
    3. Choose whether to pay via ADA or post-dated cheques
    4. Pay bank charges and insurances. I paid approx 60k+
    5. You need an Attorney-in-fact (aka SPA... aka close relative)... it costs S$42.50 sa PH embassy. You can ask the bank for sample SPA form. You can also secure this sa Pinas via Notary Public mga P150 (YOU MUST have stayed in PH for the last 6 months).
    6. Your SPA will sign loan documents and application forms on your behalf
    7. 2 valid gov't issued ID for your AIF/SPA
    8. Co-borrower documents (only certain banks pero not all)

  • both. may condo ako na pang-airbnb, pang-students, pang-working class.

    madami... dito sa SG, 2 kilala ko personally at 1 referred to me. If kaya ng budget, ipa-fitout mo din (staging/styling lang hah)... it helps lower vacancy rate + increase rental by about ~5k+ per month.

    depende po sa area ng condo nyo if PMO is available hah. If outside manila, mas konti PMO. sang area yung condo?

  • ung sa property managers, magkano usually cut nila? kht estimate lang. di ka naman lugi? hehe

  • 1 month rent equivalent ang commission nila. Binabawas nila yan sa deposit (usually 2 month deposit, 1 month advance). Ang turnaround nila ay no more than 3 months (depende sa location ng property). Unlike sa non-pro (nanay, ate/kuya, pinsan) na pwede mabakante for 6-12 mths. Minsan may additional services sila for a fee (e.g. property tax payment, HOA dues, repair & maintenance, cleaning, etc.)

    Kapag 5 or less ang no. of properties mo, mas ok kumuha ng professional Property Manager. Especially kapag OFW tayo. Once maging 6+ na ang no. of property, mas ok na mag-hire ka ng sarili mong Property Manager. May professional trainings din for Property Management sa pinas (mga 3k-6k).
