Invest or Setup a Business with Little or No Money

BACKGROUND:
Nag-start ako nung July 2019. Nagsimula ako sa pagbasa ng "Unfair Advantage" by Robert Kiyosaki. Natutunan ko na ang best investment ay sa Real Estate. OPM (Other People's Money) ang paraan para makapag-invest nang walang initial Cash. Kailangan muna magpalaki ng Capital (via Real Estate) bago sumabak sa negosyo.

Since July 2019, nakabili ako ng 9 Real Estate assets. 3 ang RFO (Ready For Occupation) at ma-turnover sa 2020. Ang laman ng mga bank accounts ko ay "good for maintaining balance". Sa Feb 2020, may additional Equity ako (mula sa mga dating napundar) enough para bumili pa ng 10 dagdag na Real Estate assets. Ang target ko ay 30+ assets by 2022.

Marami na akong nabasang libro at articles na dagdag kaalaman. Natutunan ko ang epekto ng inflation, interest rates, foreign exchange, import/export, BREXIT, trade war, atbp. Natutunan ko saan maganda mag-invest, sinong Developer, anong target market, etc. Natutunan ko paano mag-negotiate sa Developer, Bank, Architect, Interior Designer, Real Estate Broker, etc. para makakuha ng "best deal".

    May property akong nakita na kapag nabili ko, ROI na agad the next month XD. Kailangan ko ng ~P400k pero wala akong pera... sagad na.

    Kumuha ako ng Personal Loan from CIMB. Binili ko yung property ^^^ tapos need ko lang bayaran yung S$180/mth for 5 years.

  • Sawa na ako sa sablay na MLM, Networking, Franchising, Stocks, atbp

    I feel you... nagawa ko na yan lahat... mula Forever Living, Siomai Cart, Stocks, Forex, HYIP, etc.

    Walang shortcut sa pag-unlad. Di po totoo ang passive income. Kailangan natin mag-aral, magbasa, makinig, mag-training, mag-seminar, maghanap ng coach.

    Kahit may IT business nako at mga napundar na properties, kulang pa rin ang aking kaalaman. Kailangan kong matutong mag-negotiate, mag-sales, mag-raise capital, atbp.

    Meron tayong dalawang choice: Risk to Fail o Fail to Risk. Walang namang risk kung magtatanong ka, kaya tanong lang XD

  • Hi @maya usually dito ako tumitingin. Just keep in mind the ff:

    1. You should look at the EIR (effective interest rate) besides the interest rate.
    2. Be careful of the wordings... e.g. up to vs guaranteed
    3. Cashback is usually tiered & depends on approved loan amount
    4. Loan amount per bank is up to 4x of salary
    5. You don't always get a loan 4x of salary... sometimes, you're only approved up to 2x
    6. Total loan from all financing institution is up to 12x of salary
    7. If you max the loan 12x of salary, you should consider Debt Consolidation Plan
    8. Once you check the link ^^^, do check their individual bank websites... e.g. I got a better promo visiting CIMB
    9. Some offer free Processing Fee
    10. It helps to provide COE (cert of employment) to increase credit limit. Don't settle with IRAS/CPF report.
    11. You need credit card from the same bank in order to get a Personal Loan (same bank). Make sure the annual fee can be waived.

    I personally like POSB (lowest rate) and HSBC (max is 7yrs) based on personal computation.

    Tama na ang paglalaro sa MLM, networking, stocks, atbp. Saka na tayo magpauto sa mga screenshot ng cheques, sa mga testimonies na too good to be true, sa mga pangakong napapako.

    In fairness, kapag natutunan mo ito ^^^, alam mo ang dapat gawin investment-wise kapag bumaba/tumaas inflation o interest rate, kailan dapat mag-loan o bumili ng mga assets, kailan ang susunod na Global Financial Crisis, atbp.

  • Yes, Personal Loan. Pero hindi lahat ng banks tsaka may limit. Mas magandang tawagan isa-isa para ma-check.

  • Up to x4 ng monthly salary. Pwede ka kumuha ng Personal Loan sa iba't-ibang banks totaling up to x12 ng monthly salary. Chances are up to x2 lang ng monthly salary makuha mong loan sa simula. Kuha ka lang ng loan from multiple banks.
