    understandable naman from sales people to be on the defensive, at dahil hanapbuhay din kasi yan, let's not target anyone directly, pero for prospective sellers, DO YOUR OWN HOMEWORK, NEVER trust a sales agent's word.

At tratuhin ng maayos ang mga homeOWNERS, even after sales. Yes it may not be part of your job anymore, pero it will make your job easier kung yung management office ng condo ay maayos ang trabaho at response time sa mga homeowners.



  • @popoy opo tama po kayo. Building permit po ang kinukuha. Kumukuha din po tayo ng environmental clearance. kumukuha din po tayo ng pivolcs permit. Pag nabuo na po ang isang gusali, pinupuntahan po ito ng representative ng government for inspection. DMCI Homes also has its own inspection standards which is above the normal standards of the government dahil pinangangalagaan din po ni dmci homes ang reputation nito. Ang units naman po before turnover will have its own testing... Leakage, electric, ect. Tinetesting din po ang mga sprinklers, fire detectors and cctvs before the actual turnover. Lahat po ng nabangit nyo ay tinetesting before the actual turnover.

    Regarding the fees, we always disclose all the fees po sa client dahil ayaw naming babalikan kami at sasabihin na "hindi mo sinabi na ganito pala ang babayaran namin" Sinasabi din namin ang monthly association fees. Lahat ng ito po ay binabangit namin during the final meeting with a client. I also want to give an advice regarding this po. Dapat po talaga na ito ay tinatanong ng client sa isang agent and obligasyon din po ng agent na idisclose lahat lahat. Pero minsan, masakit man isipin, may iba na hindi ito ginagawa for the sake na makabenta lang kahit na hindi qualified ang isang bumibili...

    It is wiser and smarter to understand where you are investing than just allowing yourself to be cajoled by sales agents and marketers. Nothing bad to teach and warn people to be SMARTER on choosing their investments, unlike some people na puro nice words and flattery basta lang maka benta at maka kuha commission.

    Regarding naman po sa monthly dues natin, we are ranging from 30 to 50 pesos per sqm + tax.

    Hi, I know this might sound too forward for a first post in the forum, but I came here with pure intentions. I won't take sides, but you're also welcome to notice that I am biased with my employer which is SMDC.

    Anyway - I would like to commend how neutral tambay7 sounds on his comments, smart buyers always RESEARCH products before they buy it, and I guess that's how it should always be.

    I don't want to come to the rescue of my fellow co-worker, as I don't know him personally, but yeah it do sound arrogant considering I am on a 3rd person POV.

    Now I want to refute points made by @Suddenly_Susan - but as a sales person I wanted to say some truths on the previously mentioned comments. You are probably true on one point, our previous projects sucked at design, bigtime, I am personally not a fan of how it looks but having gone to their lobbies/amenities I find MOA projects well maintained - I speak for Shell in particular. So you see there are sellers like us which provides information as is.

    I always make it to the point to mention that SMDC is an evolving developer, just like any other developers, that work on their mishaps, you mentioned one project in Tagaytay, which is sadly a joint venture, if you also googled that. There might be problems on that considering SMDC might have to work on certain limitations as well as financial mitigation. I am saying considering SMDC is owned by Henry Sy practicality comes as a primary factor in building these projects.

    I know the field of Real Estate has been prodded by so much "upsellers" who value more the commission they receive than to really guide our OFWs, I agree with the cautioning part. But I find it also unfair that people stereotype agents and all the projects made by one developer. I personally don't sell projects I don't believe in, because I respect people's hard earned money. I show my client's old prices to establish price increases over the year, with this part I am confident that MOA is a highly profitable location- selling 3M on April 2016, now it is priced 4.8M August 2017.

    So to recap, my point here is, amongst different developers and such, it makes the whole investment thing bearable if you find the right agent. While I agree some of our projects are too plain looking, I do believe there's a better way to say it @Suddenly_Susan, and as bad as it sounds, he probably just answered you back with the same tone you started the replies with.

    Backstory: I sat with a client with another friend, Client wants to buy because the location is an up and coming place, another friend start blabbing negative stuff on how there is gonna be tsunami, it's not safe. You see she probably didn't intend to do sourgraping, but for me it sounded so much like it, because she cannot afford to have one due to the unnecessary stuff you spend your money for i.e. gambling, signature bags, impulse buying etc etc.

    TL;DR: The invitation was for the faith of meeting people who might want to attend the event, He went on here to find one, carefully composing the stuff he will post, just for the hopes of finding someone who might want to buy a project. He gets laughed on, humiliated, you poke his ego, and now he's poking yours back, how'd you react is basically to save your own pride, same way he did. He didn't mean to insult you, it was to save face from the embarrassment, and probably from killing the vibe he had before he went to this forum. Tell you this, he wasn't lying about the 5%, starting June, we had a series of 6 price increase of 250,000 every 10-15 days. You probably didn't know that, that's fine.

    I only sell 2 projects of SMDC, both of them are under the premier branding- which will take 4 years before it is built, I had hopes that choosing this project, I will maintain circle of clients who will be forever grateful I guided them to the right investment. I didn't ask for downpayment ever because I believe they should use their money elsewhere.

    The last and ultimate piece I want to tell everyone is, everyone's fighting their own battles, so it's better if we stay kind to each other. There is a better way on how to say things @Suddenly_Susan , to @SMDCRealEstate - Understand that there are a lot of incompetent sellers from our developer, and don't take it personally. We came from a corrupt country and that culture is rotting some of our co-workers, prove them wrong and speak better for the most of us. I wish you luck to our event! :)

  • @Travis I hope Sir you mentioned stuff na sucky about the developer. I own a unit at DMCI - Accolade Place. What most people say here about PMO is true, so wag na natin i-sugarcoat. Ang Property management office, they don't care kung ano problem sa unit mo, they will assign contractors who are overpriced and ang tagal gawin ng mga icocomplain mo. If not for the cheap price I got it for, sinasabi ko nalang sa sarili ko na acquiring a 2BR with that price has its own disadvantages too.

    For all the readers out there, I will make a crude comparison about developers. This one is a personal research/experience thing. Make this as a reference if ever one decides to buy a property in the near future.

    DMCI - As a DMCI owner myself, I think you should get this one if aesthetics/design tops your list and you're really living on it. And as you all know, Consuji stemmed out from Ayala so construction wise- it comes close second to Ayala. Biggest Pros: Design and Cuts, sobrang laki ng cuts.

    For the cons, I can't reiterate this myself, locations are 50/50. They skimped on that part, because hey, sizes this much also comes with a hefty pricetag to the government. So yun mga agent na nagsasabing investment to, please lang. Sobrang alanganin ng locations ng 80% ng projects nyo, maski akong agent na, hindi makakuha ng renters kahit sa unit pa ng Tita ko, nag rerent sakin friends ko lang na kakilala ko. Some projects, may madadaanan kang ghetto area. So sobrang tagal ng appreciation ng projects dito. Fact.

    Sa mga referrers diyan, DMCI doesn't have a way to directly pay clients that refer, so lalabas sa agent yun, hindi ka na bibigyan ng commission.

    Ayala- as a previous employee myself, this brand exudes exclusivity and I guess that's what they pay their premium for. I have left ayala due to the fact that their prices, have gone way up. I am a fan of The Fort/Nuvali projects since they are very nice. Community developments is one of Ayala's best selling factor. It's not a myth when they said 4,000/sqm ang Nuvali last time and now it is 18,000/sqm. So it is definitely an investment.

    Pros: Area development is superb, talagang nag aappreciate yung prices. Can't say much about their designs as I came from Avida.

    Cons: Management is stricter than usual, so I know a few friends na don't rent out their units at all. Strict documentation, which makes it unsuitable for online transactions. Madaming requirement beforehand.

    Robinson's Residences/Homes: I think this one is kind of simple, they have a history of unfinished projects.

    Century Properties: They have been selling backdated projects. Turned over 5-6 years ago, bihira mag new project, for reasons I don't know. Agents are also kind of shady talking about refundable reservation fee, etc. etc. not true. Some projects are too high-end for an investment.

    Megaworld: Sobrang high-end din. I also have heard stories about turnover fee which agents asks for? But not really going to the developer.

    Lastly SMDC. I made a hard choice before transferring to this developer. I was definitely not a fan of design and cuts. Maliit and sobrang plain. But then the biggest takeaway from this developer is that, SMDC is multi-faceted business owner, so to actually develop the area will come as a breeze. Yun ang advantage ni SM for me. If OFWs want passive income na tipong si SM na ang bahala, im proud to say I made the right choice. I acquired 2 properties from them sa sobrang sold ko. Yun rental, may walk-ins talaga. Pero MOA location lang ang binebenta ko, then I only sell projects from 4 years ago. I visited them and parang condotel talaga, mas maganda ang maintenance ng building for me. Sobrang affordable din ng monthly.

    May system din sila na for referrals, if you wanna share income opportunities sa client mo to help them with their investment, just make sure nai-pass ng agents nyo yun accreditation and SM will only deposit directly to you bawal nilang kunin.

    Ang pinaka tip ko lang talaga sa buyers is, maghanap kayo ng matinong agent. Pag humihingi ng downpayment, wag kayo maniwala, because they only want their commissions fast, warning sign na yun na aalis sila agad at hindi na maattendan ang mga needs nyo. Pag too good to be true at talagang binobola na kayo, umiwas na din. Sa tagal ng pagtayo ng condo sa atin, walang sense mag down ng 20%, gamitin nyo yun perang yun on other investment like stocks, mutual funds, bayaran nyo lang yun minimum monthly. No bearing naman magbayad ng down, commission lang ni agent yun, walang advantage kay buyer.
